Located within the prestigious waterfront development of Emaar Crescent Bay in Karachi, this luxury townhouse interior by ZADS Architecture explores the relationship between coastal inspiration, sculptural furniture design, and contemporary residential living.

Spanning approximately 4,000 square feet across two levels on the 9th and 10th floors, the residence is planned as a ground-plus-one townhouse with a dramatic double-height living volume. Rising nearly 24 feet, this space becomes a powerful vertical focal point that visually anchors the primary living area and sets the tone for the rest of the home.

Design Concept

The design concept is rooted in the fluidity and movement of water, directly referencing the project’s coastal setting. Organic forms, soft curves, and sculptural furniture pieces translate marine inspiration into a sophisticated interior language rather than literal nautical motifs.

A custom chandelier composed of water-droplet inspired elements forms the centerpiece of the formal drawing room. It captures and refracts light, reinforcing the aquatic narrative while acting as a sculptural installation within the double-height volume. In the dining area, a bespoke table with flowing, dynamic geometry subtly recalls the form of a whale, creating a memorable design statement that remains elegant and balanced.

Instead of relying on heavy ornamentation, the interior expresses luxury through form, proportion, and materiality. Carefully controlled lines, generous volumes, and refined detailing work together to create a calm yet opulent atmosphere.

Spatial Planning

The spatial planning emphasizes open-plan living and visual continuity. The drawing room, dining area, lounge, and open kitchen are arranged to flow seamlessly into one another, with subtle shifts in level, furniture composition, and lighting establishing a gentle hierarchy between spaces.

The double-height staircase zone acts as a central architectural element, visually and spatially connecting both levels. This vertical link enhances the sense of openness and volume, allowing views across and between floors while maintaining a clear circulation spine.

Large openings and balconies bring abundant natural light deep into the interior, creating a bright, welcoming environment and reinforcing the connection to the waterfront context. Glazing and outdoor extensions are carefully positioned to frame views and maintain a constant dialogue between interior spaces and the surrounding seascape.

The townhouse accommodates five bedrooms, each conceived as a private retreat with its own attached bathroom. Originally planned as four bedrooms and a study, the layout was adapted to convert the study into a fifth bedroom, aligning the design more closely with the client’s evolving lifestyle requirements.

Material Palette and Detailing

The material palette focuses on refined natural surfaces complemented by warm, luxurious accents. In the drawing room, a prominent Sandalwood Travertine feature wall introduces natural texture and depth, establishing a calm, sophisticated backdrop for the double-height space.

Throughout the residence, warm wood finishes, subtle metallic details, and carefully selected stone surfaces create tactile richness without overwhelming the composition. The materials are layered to provide visual warmth and a sense of crafted quality while maintaining a clean, contemporary character.

The staircase features solid wood railing elements that echo the overall warmth of the palette and highlight the handcrafted nature of the design. Detailing is kept precise and restrained, allowing the quality of materials and the sculptural nature of the furniture to take center stage.

Bespoke Furniture and Lighting

A defining characteristic of the project is the comprehensive use of custom-designed furniture and lighting, all created specifically for this residence by ZADS Architecture. Sofas, coffee tables, dining furniture, and accent pieces are tailored to the proportions of each space and to the overarching design narrative.

The bespoke lighting strategy, including the signature droplet chandelier, treats light as both a functional requirement and a sculptural medium. Fixtures are positioned to emphasize key architectural moments, highlight textures, and enhance the perception of volume, particularly within the double-height living area.

Relationship with the Exterior

Generous balconies extend from the primary living spaces, allowing the interior to visually and physically connect with the waterfront environment. While currently conceived with a minimal, understated approach, these outdoor areas are envisioned as future extensions of the interior—spaces that can be curated with outdoor furniture, planting, and lighting to mirror the refinement of the indoor environment.

The interplay between interior and exterior is central to the project’s character, ensuring that the coastal setting is always present in the daily experience of the home.

Project Vision

Currently in the design phase, the Emaar Crescent Bay Townhouse represents ZADS Architecture’s approach to high-end residential interiors in Karachi. Spatial planning, custom furniture, and material refinement are orchestrated to create a cohesive and expressive living environment.

By combining open planning, sculptural design elements, and bespoke craftsmanship, the project offers a contemporary interpretation of luxury—one that is visually distinctive, deeply connected to its coastal context, and carefully attuned to the lifestyle of its residents.
