Who this is for
Families commissioning a new home on a plot in Karachi or elsewhere in Pakistan — including overseas clients building for parents.
- New villa on a plot
- DHA, Bahria, KDA, Clifton, or a private plot — you are building a house from the ground, not renovating an apartment.
- First-time villa builders
- Not sure where to start. The questions follow how Karachi villas are actually planned: plot, household, service wing, then rooms.
- Multi-generational homes
- Parents, children, and staff under one roof. The brief captures who lives there, not just a room count.
- Overseas families
- You may be commissioning from abroad while parents will live in the house. Say that up front so the first call is useful.
Questions
- Is the residential brief builder really free?
- Yes, completely free. No sign-up required to start. You only provide your email when you want to download the Villa Design Brief or send it to ZADS.
- What happens to my brief after I submit it?
- Your villa brief is sent to the ZADS team so they can review it before your first consultation. It helps the team talk about layout, bylaws, and budget from the first conversation.
- Do I need to answer every question?
- No. You can mark any question "Not sure yet" and move on. The brief is still useful with partial answers — your architect will go through the open items with you.
- Can I save my progress and come back later?
- Yes. Your answers are saved automatically in your browser as you go. You can close the page and continue where you left off on the same device.
- I have an office or retail project. Is this the right tool?
- This builder is only for new villas. Use the commercial brief if you are planning an office, retail, or other business space. Open the commercial brief.
- What format is the export in?
- You can download a Villa Design Brief as a formatted PDF or an editable Word document.
